Our work spans housing, hospitality and land development. The common thread is a selective approach to the opportunities we pursue, with the patience and persistence to see the right projects through.
Renovating Phase II
Front of Ashland Crossing Phase I, completed May 2023
Ashland Crossing
Two neighboring properties on Center Street in downtown Ashland, each held by one family for decades and neither ever traded. We bought the first in 2022, completed its renovation in 2023, and hoped to one day buy next door. That opportunity came in 2026. The same renovation is now under way there, and the two operate as one 70-home community.
A 1954 roadside motel one mile from historic Colonial Williamsburg, bought from the family that built it and ran it for nearly 70 years. After a full renovation, we officially reopened it in February 2025 as a 22-room boutique hotel that keeps its original roadside character, with locally sourced artwork and modern amenities. We independently own and operate this property.

Avalon Townhomes
182 townhomes near Buckroe Beach, bought with Rock Creek Property Group in May 2025 and managed by Gates Hudson. The renovation program finished in August 2026, fifteen months after closing, and the community is 95% leased. Nearly all the townhomes have four bedrooms, the kind of quality, family-sized rental housing that working households in Hampton have a hard time finding.
Four vacant parcels on Weems Lane, held by two long-time ownership families, assembled into one 12-acre site and rezoned for 126 townhomes, approved by City Council in 2023. We partnered with Wakefield Development, which carried the site through land development and delivered finished home sites to a builder. The community welcomed its first residents in June 2026.
