About

Where the name comes from.

The confluence of the James and Chickahominy Rivers at sunset

I grew up at the confluence of the James and Chickahominy Rivers, in a neighborhood that was still being built around me. A close family friend led the development, so I got to see the parts most people never see. Woods becoming streets, drawings becoming houses, a place turning into a community. That is where our name comes from.

Two Rivers invests in and develops housing and hospitality across Virginia. Infill and redevelopment, mostly, in places that already have character worth protecting. Two family-held communities on one street in downtown Ashland, now operating as one. A roadside inn in Williamsburg we bought from the family that had owned it since the beginning. Land in Winchester we assembled and entitled for a new townhome community. They are very different projects, but each had something that made us willing to put in the time and effort to see it through.

There are a lot of ways to do real estate and no single right one. Mine depends on being there, so we work in a handful of Virginia markets. For me, a project has to be about more than the investment. We should be able to leave a place better than we found it. In practice, that means choosing the right people and working closely with them. Showing up personally whenever one of our projects is on a local agenda. Actively looking for ways to partner with local businesses. Making the rounds is my favorite part of what we do.

Lyle Schiavone

Founder & Managing Partner

Lyle bought his first property in 2015, a five-unit apartment building in Baltimore, MD, with money he raised from friends. Since then, he has acquired, renovated or entitled more than 1,300 homes across Virginia, Maryland and DC.

Before founding Two Rivers in 2022, Lyle was the first employee at a Washington, DC investment and development firm, where he co-founded its workforce housing investment platform, including the formation of a private REIT. He helped establish the firm's investment committee and build a multifamily portfolio of nearly 1,000 units across 13 communities, and led the sale of $109 million of those communities between 2020 and 2022. He began his career at Deloitte Financial Advisory in Arlington, VA, before joining the Corporate Finance and Real Estate teams at American Capital in Bethesda, MD.

At Two Rivers, Lyle has continued to focus on acquisitions and development opportunities across Virginia, drawing on relationships built over years of investing in these markets. His transactions have included creative financing structures, seller reinvestments, and acquisitions involving long-held family properties.

Lyle grew up in Williamsburg, VA, and holds dual degrees in finance and economics from James Madison University, where he serves on the alumni board of the Madison Investment Fund. He lives in Arlington with his wife and daughter.

Domenic Scavongelli

Development Manager

Domenic has worked on Two Rivers projects from both sides of the finished product. As Superintendent with ConstructTech, a Norfolk, VA design-build firm, he led on-site construction at Ashland Crossing Phase I from acquisition through stabilization, then the renovation of the Rochambeau Roadside Inn in Williamsburg, VA. When the inn opened, Two Rivers brought him on as General Manager for its first year of operation, and he took it from construction site to fully operating hotel.

Most of his day to day is spent running our renovation work, most recently at Ashland Crossing Phase II, and he advises on capital improvements across the portfolio, including renovation budgets during due diligence on new acquisitions. He is good with people on every side of a project, from contractors and vendors to residents and guests, which matters as much on a job site as it does at a front desk. A Richmond-area native, he lives in Richmond, VA and brings deep local subcontractor relationships to every project.
